As a master planned community that was a collaboration between International Paper and Horry County, Carolina Forest has a number of well-planned subdivisions along the Intracoastal Waterway, numerous golf course properties and a number of large, undeveloped green spaces nearby.  The available real estate includes everything from waterfront condominiums and starter homes to vacation rental properties and sprawling custom estate homes, located in gated communities.

One of the most popular neighborhoods in Carolina Forest is Carolina Waterway Plantation, a gated community with a private boat launch, boat storage, pool/spatennis courts and a clubhouse. The community of Berkshire Forest is another favorite, as it features a 32 acre lake with a white sandy beach, an expansive residents club with a pool/spa, fitness center and sport courts, plus an oceanfront beach club, complete with an indoor pool, lazy river and a hot tub.

Carolina Forest is home to many other luxury developments of newly built custom homes, town homes and condominiums on the Intracoastal Waterway.  A few more highly sought-after communities in Carolina Forest include The Bluffs on the Waterway, The Battery, Brighton Lakes, Avalon, Summerlyn, and Black Creek Plantation.
